It is an empirical equation. Please read the book "The Sabines at Riverbank" by John W. Kopec.

A simple approximate derivation is at www.phy.mtu.edu/~suits/Physicsofmusic.html.  A more complete derivation is given by W. S. Franklin, Physical Review (Series I) Vol. 16, pages 372-374 (1903).  The latter is somewhat mathematical.
