There have been mixed developments in the industrial property market in Bristol, England. More than 46,450 sq mt of industrial floorspace has been lost to residential use in 1998. Some 46% has been taken up by large sheds, and these are attracting strong interest from potential occupiers. Only 19,230 sq mt is available in new industrial buildings across the city, but some of this has been on the market for some time. The shortage of supply is pushing rents up and prompting speculative development.

The extremely large Bluewater regional shopping centre, which is due to open shortly, is set to have a significant impact on the business property sector in North Kent, England. The region's image is likely to be enhanced, and the part of the region along the Thames, which offers a large amount of brownfield land, could be the focus of extensive redevelopment work. The second phase of the Channel Tunnel rail link will play a key role in the longer-term development of North Kent.

A substantial amount of industrial property developments have been taken up in the A1 corridor of Hertfordshire, United Kingdom, since Aug 1997. Supermarket chain Tesco Stores PLC currently occupies around 19,240 square meters development in Welwyn Garden City. The supermarket's decision to locate business offices in the area has attracted others to the area. Property developers are reluctant to build on a speculative basis, however.
