City centre residential property, often converted from old commercial buildings, is particularly attractive to young first-time buyers, so development costs must be kept as low as possible. In Manchester, the private sector has undertaken extensive refurbishment work, but housing associations have also been very active.

The Salford Quays development has so far attracted small occupiers taking less than 5,000 sq ft of offices. They have welcomed the opportunity to take space in a new building with a very high quality of specification. The development has also been attractive because there are few alternatives. However, there is still 710,000 sq ft of space available in the development, which is now 10 years old.

The office sector in south Manchester is in a very complicated situation. There is just under 0.5 million sq ft available, but the amount of space available varies greatly between different office sizes. There are no new units available at all in the 15,000-20,000 sq ft sector, for example. There is also a problem with a surplus of outdated stock, especially in the 10,000-15,000 sq ft sector.
