Changing business needs have lead to the growth of serviced offices and peripheral working space facilities, which often rely on the flexibility and location of services. Valuing such property is difficult as it raises the issues of property expenses and return on investment. The traditional role of landlord and tenant is being replaced by service user and service provider, changing even further the way business is carried out.

Article Abstract:

Bad publicity over ill-conceived floatations and a general lack of understanding of the industry has given serviced offices a bad press and image, which has resulted in many landlords shying away from the leasing of property to such ventures. Valuing serviced offices should encompass not only the value of property but also the value of the service on offer to the local community.
