Some speculative office building has recommenced in the UK due to rent increases and the demand for high-quality but adaptable office space. Several construction projects for new offices are taking place in Central London but development activity is also occurring in the major cities in the UK and in Scotland. Some observers suggest that the improvement in the UK economy will lead to an increasing demand for new office space. Banks are sometimes reluctant to loan funds to speculative office developers if they have not prelet the completed building to an occupier.

Peterborough is a signifiant commercial location with a good supply of good quality offices, although it is facing a continuous dearth of major relocations. Its main advantages are its good road and rail links and its most successful out of town development is Peterborough Business Park, whose occupiers include Barclays Bank and Pearl Assurance. It is believed that business park locations will be more popular than city centre offices.

An 11.5 million pounds sterling deal agreed with Universities Superannuation Scheme will allow Aquis Estates to go ahead with Aquis House, a 50,000 sq ft speculative office development to be situated in the centre of Reading, UK. Completion is scheduled for Dec 1996. The company believe that the office market in Reading is now starting to pick up, with some interest already having been shown by potential occupiers.
