UK institutional investment fund managers are investigating methods of investing in property which would be free of the problems associated with direct investment. The real estate investment trust (REIT), pioneered in the US, attracts much interest, as these vehicles are quotable and tax transparent. CIN LaSalle is to launch a property fund in the UK which it will operate as a REIT in the US. Other experts point to the advantages, including tax transparency, of limited partnerships. Barclays Property Investment has used this vehicle successfully in the property investment market.

Property produced a 12% annual return on portfolios in 1994 and was top performer of all asset classes in the United Kingdom, says Investment Property Databank. Property had achieved 18% returns in 1993, however. Gilts had a -8.4% negative return and equities a -5.6% negative return in 1994. Retail warehouses was the best performing sector with an 18.2% market return on standing investments. Rental property growth remained low at 1.1% in the West End of London, England, 3.1% in the middle area of central London and 5% in the City of London, but rents declined in most markets.

BZW will launch the second version of its Property Income Certificates (PICS2) in July 1995. PICS2 will be listed on the London Stock Exchange, and will ultimately be traded freely. However, the certificates will only be available to professionals investors at first. PICS2 will be listed as a debt security.
