The office property market in Soho is still largely dependent on the media industry, with advertising agencies competing for the most attractive accommodation. There is considerable latent demand from media and television, but a lot of this is from larger companies. A large part of Soho is a conservation area, and the buildings are not big enough for most potential occupiers. This may force them to look elsewhere.

However, lettings have declined considerably since their peak of 13 in 1994. Demand for space is currently around 836,100 sq mt, but there are very few large buildings available. However, there is estimated to be 765 ha of potential distribution land in the region.
