Demand is rising for industrial property in Manchester's most attractive areas, but shortages are being caused by a lack of prime development sites and buildings for small- to medium-sized industrial and warehouse use. Some developers are moving towards speculative schemes, but most are still cautious, as funding is in short supply. The limited volume of speculative development over recent years means that design-and-build schemes predominate.

The city of Manchester still has a strong manufacturing base, and aims to use this to establish itself as a European regional capital. It hopes to become an international city of great commercial, cultural and creative potential. There are a number of development projects currently being considered, including three City Pride schemes. The City Pride document also details six topic areas and 42 strategic objectives.

Article Abstract:
Trafford Park has seen a number of infrastructure developments recently, which have served to strengthen its position as one of the key manufacturing and distribution locations in the north west. It now covers 2,500 acres, and 72 companies took space there in the period Apr 1994-Feb 1995. The most attractive building there are present is the Kratos Analytical factory on a 9 acre site.
