Article Abstract:
Pension funds are starting to provide financing to residential developers as conditions in the real estate market are perceived to be improving. Pension trusts have always preferred long-term real estate investments that offer a hedge against the risks associated with for-sale residential development. Pension fund advisors, however, have developed a set of criteria for participation in residential development projects. At least four alternative investment structures to be made available to developers are also under consideration.

Pension funds can adopt the social investing model which was developed by socially responsible investors in 1960. The model incorporates ethical values and objectives in the decision making process and is focused on the social issues affecting the firm. This model is not merely concerned with profits but on responsible ownership. Pension fund trustees who are involved with social investing will be able to serve its beneficiaries with long term financial viability since it is in accordance with societal changes.

International bonds are major investment opportunities for pension funds in the US. These overseas bonds not only provide investors the chance to improve their portfolio returns but they also offer benefits from diversification through foreign exposure to currency markets. They also offer long term performance benefits and diverse investment choices which makes international bonds more valuable than any other bonds although their value is relative to domestic fixed income investments.
