Offices for changing work: shorter leases and space flexibility were the main themes of a British Council of Offices tour of new developments in Brussels and Frankfurt

Article Abstract:

Ken Dytor of British Land spoke at a British Council for Offices (BCO) seminar during a tour of new developments in Brussels and Frankfurt, about the need to reduce lease terms on office buildings in the UK. There has been some move towards 15-year leases rather than 25 years, but firms need more flexibility. Nine-year leases are typical in Brussels, and Gerald Kaye of Helical Bar, spoke of the implications of such leases. New development in Brussels consists of relatively low specification low rise offices, compared to the UK, but in Frankfurt, there are an increasing number of high rise offices.

Receivers and senders will be able to digitally manipulate information to enable tailored information to be sent and received. Negroponte anticipates voice control as a key feature of future computer interaction.
