Negotiate these four clauses in real property leases

Article Abstract:

Tenants enjoy four basic rights under current laws on real property leases. They have cancellation rights but the landlord may demand a cash penalty for cancellation. Tenants are also protected by the subletting clause, which means they can find other tenants to lease the space they do not use. Furthermore, they have the right to renew their lease contract and ask for better terms and conditions. Under the law, tenants also have the right to purchase the property they lease.
